The starting point for any house building project in Ireland is getting designs
drawn, and applying to the local county council for planning permission. Planning
permission is required for any development of land or property, there are
some exemptions to this.
Applications for planning permission carry various fees and are subject to
the application being made.
The duration of time required to obtain planning approval depends on the completeness
of the application, and whether there are any appeals. In Ireland, properly
completed application forms are usually dealt with within a 3 month time frame.
Prior to applying for planning it is possible to seek the advice of the planning
authority during it's weekly clinics. This has the advantage of reducing the
possible number of difficulties arising after an application has been lodged.

The granting of planning permission will be made known to you in writing, along with any conditions that may be included. A period of appeal of 1 month is provided in case of any objections from the general public, before commencement of building can occur. Planning permissions granted are normally valid for 5 years.
